We are so blessed here in Comal and Guadalupe county ... the rest of the national real estate market is experiencing a real estate melt down, yet here in New Braunfels, Gruene and Canyon Lake we are thriving. Why? There are many factors involved - 1) the job market here in New Braunfels remains strong; industry is moving to this area and the existing business' are continuing a steady rise; 2) the local economy; because this has always been a rather conservative real estate market we have maintained the desired 7 to 10% yearly increase in home values; 3) Quality of life; the town of New Braunfels is focused on keeping New Braunfels charming, active and a rich tourist environment.
One of the most important lessons I learned at the Keller Williams Real Estate Conference is that "we have to price our homes right". That means as realtors we bear a responsibility to educate our clients on the true value of their home. Not an inflated value - which happens when realtors and consumers get greedy but a realistic value. It is always up to the consumer to decide on the list price of their home, but it is up to the professional realtor to perform accurate comps and explain the area market to the client. If a family wants (and/or needs) to sell their home you should NOT expect your home to be on the market for 225 to 320 days. If it is priced correctly in our market they should move. That does NOT mean give it away ... it means being informed and respresented by a true knowledgeable professional.
